How We Build:

Statler Construction Inc, is proud to have been building new homes in SE Iowa since 1990 utilizing the advanced framing method of building most commonly known as Panelized ConstructionPanelized Construction utilizes advanced computer aided drafting technology, quality materials, and a controlled work environment to build your floor system, walls and trusses with amazing precision.  Simply put, just like virtually all home trusses have been engineered and pre-built off site for many years, we utilize the same technology to Panelize  the rest of your home building the floor and walls the same way.  Once the Amwood Homes building components arrive at your site, our skilled framers go to work and can typically have your home completely framed and roof sheeting installed by the end of day #3 where it is now secured from the lovely Iowa weather challenges!

Steps to Building Your Dream Home:

1. Know your budget

Meeting with your banker ahead of time to find out what you will qualify for and how much the monthly payments will be is a very important part of the process and why I suggest it to be one of the first steps. I don’t want to get you all excited about a $350,000 home if you are on a $250,000 budget. I would be glad to work with you to ‘Value Engineer’ your home plan and get the most bang for the buck!

2. Meet with your builder

The construction process can either be one of the most stressful or the most enjoyable things you will ever do and as your builder I will do everything possible to make it the most enjoyable! I believe above all else, you have to find someone to walk you through the building process that you are very comfortable with and that you can trust to have your best interests in mind. With every home we build we are building relationships just as much as we are building a home as we strive to Take the Headaches out of Construction for you!

3. Choose a home site

What comes first, finding the right home site or the right plan? Everyone is different and it doesn’t really matter but I like to match your home plan to your site. If you have a beautiful view out the back we need to find a plan that takes advantage of this and ‘frames’ the view where you are going to spend most of your time. If you already own the land but are unsure of where to best position your new home I will gladly meet you there to offer my advice and give you some of the plusses and minuses of different locations.

4. Choose a floor plan

I love working with customers to find the perfect home plan for their needs and to fit their site! Sometimes this is an easy process and other times it takes much looking and refining. If everyone that walked in my door liked the same plan I would have a really boring job so I look forward to meeting with you and finding the perfect plan for you!

5. Visit our model home and design center

A big part of my goal of Taking the Headaches out of Construction happens here. We have worked to compile a great selection of samples and design features to make your selection process easy. This accomplishes two important goals 1.) It saves you tons of time from running all around choosing different products and 2.) By you selecting the type of materials you want ahead of time I can put together your home price with those features included and give you a more complete price. Without this, most builders use Allowance prices which often can equate to dreaded changes and cost overruns! We don’t like either and work hard to eliminate the unknowns so you know what you are getting and what it will cost up front.

6. Pricing of your home

Ahh, the bottom line. Actually it is often the first question I get asked but is the most difficult without getting a lot of additional information from you. The infamous “How much does it cost to build per square foot?” question has so many different factors that can widely change this cost. It is a good tool to get a ballpark number but you cannot say it costs $xxx per square foot without having all the information to put together for what you would like. For example, you can take the same exact home plan and add a geothermal heating system, 3rd stall to the garage, wrap around porch, fireplace, tile floors, screened porch, etc., etc. which all add cost but do not add any square footage which equals a higher price per square foot than the standard plan. I can give you a rough range but until a builder has all the other information it is very irresponsible to say what this cost is.
Having said all that, I know you cannot make a decision to build a home without knowing the cost and I am happy to work with you to come up with a price. Once we find a plan and pick out the home features I can come up with a complete price for your new home typically in 8 to 10 working days, depending on the complexity.

7. Online blueprints

Once I have completed the price on your plan and you decide that you would like to go ahead, the real fun begins and blueprints can be ordered. This typically takes a couple weeks to get a set of engineered elevations and blueprints drawn.

8. Review prints and Select colors

When we receive the blueprints back we will schedule a time to get together and review the plans and make sure all the final details are as you expected and make adjustments if not. This is another place I like to take a little extra time to make sure we get it the way you want it and make any necessary changes ahead of construction time. I have worked through this process with hundreds of home customers and work diligently to talk through as many different scenarios as possible.
We also typically take this time to go through the color selection process. While this can be a daunting task, by having all the selections here at our design center it makes it a lot easier to put everything together and make sure it all coordinates well together.

9. Begin construction of Your New Home

Now that your work is all done, ours begins. Sit back and enjoy the ride. The process starts with a site meeting to stake out and place your new home on the lot and takes off from there. By spending a little extra time up to now you should be able to grab a camera and keep track as it all goes together!
It sounds a lot worse than it is and I really believe you will find that we have refined the process and have made it easier for you. I am constantly looking for ways to Take the Headaches out of the process and think you will agree we have done a lot to accomplish that. When you combine this process with the experience we have in working with hundreds of new home owners you get a home buying experience the way it should be… Fun!

We have many beautiful designs that can be a great starting point but rarely do I build a home that was not customized somehow to better fit your needs. Sometimes this is a quick process and other times it takes a lot of time to find and refine a plan. I would rather spend a little extra time up front working with my customers on their plan to get it right from the start and avoid costly change orders later.
